Understand the Mold and Moisture Problem

A mold assessment is designed to evaluate areas of concern, identify visible mold conditions, investigate moisture that may be contributing to mold growth, and determine the appropriate next steps for the property.

Inside Diagnostics evaluates accessible building areas, documents observed conditions, performs moisture measurements when appropriate, and may use thermal imaging or mold sampling when those tools can provide useful information for the assessment.

The goal is not simply to collect samples. The goal is to understand the condition of the property and identify what should happen next.

What the Assessment May Include

Is Mold Testing Always Necessary?

No. Mold sampling is not automatically necessary for every mold assessment. Visible conditions, moisture measurements, building history, and the location and extent of affected materials may provide the information needed to determine appropriate next steps.

Air or surface sampling may be recommended when it can help answer a specific question or provide useful information that cannot reasonably be determined through the visual and moisture assessment alone.

Inside Diagnostics does not automatically add mold sampling simply to generate laboratory results. Sampling is used when it contributes useful information to the assessment.

How the Process Works

Sampling may be performed when appropriate for the specific situation
You receive written documentation of the assessment and recommended next steps

When Mold Remediation Is Needed

If the assessment determines that professional mold remediation is appropriate, a project-specific Mold Remediation Plan can define the affected areas, materials to be addressed, remediation requirements, moisture concerns, and the criteria used to determine whether the remediation has been successfully completed.

The remediation contractor uses the assessment and Mold Remediation Plan to develop its own work plan and perform the remediation.

Independent Mold Assessment

Inside Diagnostics focuses on mold assessment, documentation, remediation planning, and post-remediation verification.

We do not perform the mold remediation or cleanup work on properties we assess.

Keeping the assessment separate from the remediation work allows the condition of the property and the scope of necessary remediation to be evaluated independently before cleanup begins.

What is a mold assessment?

A mold assessment evaluates a property for mold, moisture conditions, water damage, and other conditions that may contribute to mold growth. The assessment helps determine the extent of the concern and appropriate next steps.

Do you have to take air samples during every mold assessment?

No. Air sampling is not automatically required for every assessment. Sampling may be used when it can answer a specific question or provide useful information beyond the visual and moisture assessment.

Can you determine where the moisture is coming from?

We evaluate accessible conditions that may be contributing to moisture intrusion or mold growth. Depending on the cause, additional evaluation or repair by a plumber, roofer, HVAC contractor, waterproofing contractor, or another appropriate specialist may be recommended.

What happens if mold remediation is needed?

When professional remediation is appropriate, a Mold Remediation Plan can establish the scope and requirements for the project. A separate mold remediation contractor then performs the cleanup based on the assessment and remediation requirements.

Do you perform mold removal?

No. Inside Diagnostics provides mold assessment, remediation planning, and post-remediation verification. We do not perform mold remediation or cleanup work on projects we assess.

Can photos help before scheduling?

Yes. Photos of visible mold, staining, water damage, affected rooms, or areas where moisture has been observed can help us better understand the concern before the appointment.
